Fast Mold Testing Named Best New York Mold Specialist of 2025

We did not start Fast Mold Testing to get awards. We made it to help fix a problem in the industry.

But recognition like this matters.

We got the "Best New York Mold Specialist of 2025" award from Evergreen Awards.

The mold industry has a problem that many homeowners and property managers do not know. Usually, the company that checks for mold is the same company that gets paid to clean it up. This can be a big problem. It can make the company make the mold problem sound bigger than it is. So, the price goes up for checks and for cleaning. Owners end up paying for a report. That report is mainly written to make the next cleaning contract happen, not to actually tell them the truth.

We built Fast Mold Testing with just one idea in mind: we are here only to check. We come in to find mold. We tell you what we see. After that, we give you a report from the lab, and that is it. We do not do any cleanup. We do not sell any follow-up work. We do not have any reason to say your mold issue is bigger than it really is.

Evergreen Awards noticed that model. Their way of picking the Best New York Mold Specialist looked at how well lab tests were done, how fast reports came, and if there was no work fixing problems mixed in. These are not only what brands like — these are rules under New York State law. We have done things like this from the first day.

What the Evergreen Award Recognizes

The Evergreen Awards look at businesses that work with environment services. They check things that can be measured. These include the quality of their testing method. They also look at how fast clients get results they can use. Another thing is if their way of doing business does not have conflicts of interest.

What helped Fast Mold Testing stand out is the same thing that helps New York property owners every day. We focus only on giving you assessments. Each report that we make uses air samples checked by an AIHA-certified lab that is not part of our company. We give you each report within 24 to 48 hours. The advice we give comes only from what the data says, not from what could bring in more work later.

This is not something new we came up with to get ahead. It is the standard that the industry should use from the start.

Why Assessment Independence Matters in New York

New York State made mold laws, not because the industry was doing a good job by itself, but because of what had happened in the past when there were no rules. The state knew that problems would come up, so it wanted to keep people safe.

New York State Labor Law says that the company checking for mold must not be the same company fixing it. This is law, not advice. The reason is clear. If one company finds mold and also cleans it, that company could earn more money by saying there is more mold than there really is. A person checking for mold who gets paid just for the report will not do this. Their work shows what is really there.

New York City added another step. Local Law 55 says building owners have to do yearly checks for mold and pest issues in each unit if the building has 10 or more units. If you see mold that covers 10 square feet or more, a licensed person who is not connected to the building must look at it before you start cleaning.

HPD classifies violations by severity:

  • Class B: 10 to 29 square feet. You have 30 days to fix it.

  • Class C: 30 or more square feet. You have 21 days to fix it.

Miss the deadline and you may have to pay up to $10,000. What matters more is, if you do any cleanup without a licensed report, it is not seen as legal. The property is still not following the law no matter what work you did.

The assessment is the legal gate. Nothing can get through without it.

What Our Assessment Includes

Every Fast Mold Testing check in New York includes:

  • Air samples from different spots inside to count spores and find any active mold growing.

  • Outdoor air sample to set a baseline to compare with the air inside.

  • Surface samples taken where there is mold or staining to find out what kind it is and where it is.

  • Moisture readings to find where water is coming from and check for any ongoing risk.

  • Lab testing by an independent AIHA-certified lab. It is not done by our own contractor.

  • A written report will be sent to you in 24-48 hours.

For someone who owns a building and gets an HPD ticket, the report shows the area, mold type, and where the water comes from. That will be the plan for fixing things. A person looking to buy a place can use the report as a clear look at how things are right now. If you must make an insurance claim, the report is what the people from insurance need to see if they will pay.

The report stops with us. The cleanup contractor starts their work with the full picture.

The Industry Problem We Set Out to Fix

The conflict of interest in mold testing is clear. A company can make more money for every square foot of mold they say needs cleaning. This means they may want to find more mold. Owners often pay for how much cleaning is done, not for what is right.

Assessment-only firms take away that reason to overstate. We get the same amount of money if your home has a small issue or a big one. We do not get anything extra for saying there is more than what is really there.

That is what the Evergreen Award noticed. It was not about a way to sell things. It was not about something a product does. It was because the company is built on giving clients a straight answer.

We feel proud to get this recognition. This is not just because it shows we are doing good work. We see every day that honest and independent testing helps our clients in many ways. What makes this special is that it puts a public name to a standard. The whole industry should follow this standard.

FAQs

Why did New York write Article 32 if assessment and remediation firms could just be good on their own? They were not good all the time. A look at the past showed that some firms made money from cleanup jobs and told people to do bigger cleanups. Article 32 stopped people from getting money as a reason. This rule comes from things that happened before, not just ideas.

Does Local Law 55 apply to my building?
Local Law 55 is for any building in NYC that has more than 10 units. Every year, there must be an inspection of each unit. If you see mold that covers more than 10 square feet, then someone who is licensed and not part of the building must check it before cleanup starts.

I'm living in a place that I rent and I told the building owner about mold. What should he do now? The building owner needs to get a licensed person to check the problem soon. If the report shows there is more than 10 square feet of mold, then Local Law 55 rules start. This means it has to be fixed within 30 days for most cases. If the problem is more serious, it has to be done in 21 days. Keep records of everything. Make a note of when the mold was reported, the day someone came to look at it, what they found, and when it is going to be fixed.

Can I use an assessment-remediation firm and still comply with NY law? No. Article 32 says there must be a split between the two jobs. The person who checks the site must come from a different firm than the one that does the cleanup. If someone offers both jobs together for the same work, that does not follow the law. Make sure any assessor you hire is only doing the checking part.

What happens if I skip the assessment and go straight to cleanup? If you do this, you will still be breaking Local Law 55. HPD can give you fines. Most insurance claims also need proof that you did a licensed assessment. If you want to sell your property later, not having the right paperwork can cause problems for you with the next buyer. The assessment is needed by law. It's not something you can skip.

How long does the full process take?

The on-site testing takes about 2 to 4 hours. The lab needs 24 to 48 hours more to do the analysis and make the report. You will get your written report in two business days.
